Setting Goals For Financial Success

When it comes to finances, you have to have some goals. Otherwise, why would you be motivated to pay off your debt and save for your future.

Goals are what keep us looking towards the finish line, instead of focusing on each step we are taking. They push us forward.

Setting your financial goals isn`t a difficult thing. However, it does mean that you have to take the time to write them down and keep them in front of you every day. This is scary for many people. Something written means that if they fail, it is evident.

But you can`t start out with the idea of failure in mind. You can reach your goals. It isn`t difficult. But first, you need to work on them a little bit.

Start by taking the time to sit down and write out your financial goals. Goals are things that can be achieved. You need to be specific. Try to organize them in order of completion. You can easily expect to be out of debt sooner than you can expect to retire -- for most people. Keeping the goals in order allows you to check things off as you complete them.

Once you know what your goals are (paying off credit cards, saving for retirement, saving to buy a house), you should keep them in sight. Writing them down will not make them come true. You need to focus.

Break your goals down into actions that you can work on each week. For example, if your first goal is to pay off credit card debt, you need to break that down. Make a list of things you can do to make this happen.

It could say:

Pay off first credit card with money from savings account. Pay $100 extra a month on 2nd credit card to pay it off by June 2007. Put holiday bonus towards paying off 2nd credit card early.And so on.

The idea is that you are actively working on your goals. Without that work, you won`t get anywhere, you just have your goals.

Break your goals down by time as well. Don`t simply say you are going to retire in 20 years and would like to have enough money to live. Decide how much you need to contribute each year in order to live well. Then work to exceed this.

The more focused and detailed your goals are, the better chance you have of achieving the goals. Don`t go crazy with them, just make it so that you know what you need to do to get where you want to be. Think of it as a road map that tells you each road you need to take.

Your goals will change with time. This is alright. Finances are flexible. Money is never fixed. Adapt and move on. Create new goals. Be accountable and make a committment.

One of the best tips I have ever received on keeping a goal is to review it frequently. Put a list of your goals inside your checkbook so you look at it every time you think about spending money. Look at it weekly to see where you are and what you can do next week to make a dent. Believe me, once you have a goal complete, you will be empowered to complete the next one. It is a good feeling.

Will You Ever Be Rich?

What does it take to be rich?

First, let`s look at what rich is. I like to define rich as being able to purchase what you want and need when you want or need it. You are able to manage your money. Your money does not control your life. You make the decisions. Not your debt or spending habits.

You can even become a millionaire if you are wise in your management. In fact, you may not know it, but you probably know several people who are already millionaires. You would think that they would be living the high life.

The truth is many of them became millionairs by not being extravagant. They don`t spend everything they have. They save. They maintain. They make wise decisions.

They understand that status symbols aren`t what make you rich.

So how do you become a milionaire? Many people make good career choices, work hard and advance. They learn to save and invest wisely. It doesn`t matter how much you make, it is how much you spend and save.

You`ve heard of the waitress or school teacher that passed away and had millions in her bank that no one knew about. She saved. She spent less. She invested.

Start by asking yourself some basic questions. Will you be satisfied if you spend less? Can you find something of the same quality, but costs less? Would you rather have that new item, or be wealthy? Would you rather buy a new car with a large loan, or be wealthy? Would you rather have a credit card, or be wealthy?

Okay, you want to be wealthy.

There isn`t a secret. It`s your daily decisions that make you a millionaire.

We often spend everything we make. When we get a raise, we buy a new home or a new car. Millionaires take that extra money and invest it instead.

Start by having a written financial plan. This will run your finances. Write down your goals, your net worth, your debt, your savings and investment plans and monthly budget. You have to have that budget to really save. It lets you see exactly where all of your money is going. It is the road map to your goals.

Automatically have 10% of your salary deposited into your savings account each pay period. You should also contribute enough to your 401(k) plan to take full advantage of your employer match.

Read everything you can about investing. The key to really managing your finances is in knowledge.

Live below your means. Don`t buy what you don`t need. Only purchase when you are out of something. If you have tons of craft stuff, you need to use it all up before you make a trip to the hobby store.

Don`t ever use credit cards. If you have to, pay the balance off in two months. This is necessary.

If you already have credit card debt, concentrate on paying it off.

Invest in mutual funds and contribute regularly.

Millionaires aren`t made in the stock market, they are made in wise financial decisions. Manage your money well, and you will be rich before you know it.

Last Will And Testament

A last will or testament is a document by which a person arranges for the distribution of his or her property and possessions after her death. Family members have the legal rights to property of a person but a person’s will is always respected whether he wants to leave his money to them or some acquaintance in Timbuktu. The will and testament regulates others’ rights over one’s property and family after one’s death.

When a person dies, a probate proceeding is initiated to take care of his property. The will usually names an executor - a person assigned the task of carrying out the provisions of the will. If not an executor is named by the probate court. In some States of U.S., if the person (Testator) has died with a proper will, probate proceedings are not required. But in most states such legal proceedings are required to settle the property especially in case of intestacy (Lack of will).

In most states the Intestacy laws follow the laws of descent. In the event of a person’s death, property goes to the spouse, then children and their descendants. If a person dies intestate with no legal heirs, the person’s estate generally escheats or reverts to the government. A legal representative is appointed to look after this process.

Probate proceedings take along time and to avoid probate, people generally execute a living trust while they are alive. This is a trust to which a person transfers ownership of his property and which he controls. After his death, the beneficiaries named in his trust gain ownership of the property. This avoids probate proceedings and publicizing of property details.

Any person above the age of 18 can draft his own will without an aid of an attorney. Every will must have following provisions- The testator must clearly identify himself and declare that he revokes all previous wills and codicils (attachments). He must declare that he is acting freely and willingly and must sign and date the will in the presence of two witnesses who must not be beneficiaries. Lastly, the testator’s signature must be placed at the end of the will.

Wills may be of different types. A holographic will and testament is one that has been entirely handwritten. It is then signed by the testator. In some states, holographic wills need not even be legally witnessed. Such wills are common in emergency situations, such as when testator is alone and in near death situations. In the U.S. unwitnessed holographic wills are recognized by 30 of the 50 states. A minority of states also recognize "non cupative" or oral wills.

A joint will is a single document signed by both the husband and the wife. It makes a single disposition of their property on the death of either or both of them. Mutual wills are a pair of identical documents, one signed by the husband and other by the wife, thereby assuring identical dispositions of property.

Although wills are simple enough, nearly half of all Americans die without making one. They fail to realize that their hard earned wealth will be reverted to government possession and divided according to State Law. A will is especially important if you want to appoint legal guardians for your children in the event of your demise.

How To Write A Last Will And Testament

Thinking about your death is not pleasant, but preparing your family for the circumstances of your possible demise is a wise act. The will is a document that prepares a person and his family for the inevitable eventuality of his death.

You would want to make a perfect will primarily because you want your precious wealth to be inherited by your chosen near and dear ones. You can also determine the legal guardians for your children in case of a mishap. You can ensure that your will is tax efficient and can name an executer who ensures the application of the will.

There are some basic considerations while making your will. Your will must be made at a substantially younger age, before you become senile and unfit and people can trick you. A will must always be dated, as a new one always cancels an older one. A will should be simple, precise and clear.

The will must be signed by the testator in the presence of at least two witnesses who are not beneficiaries, and they must attest to the same. Each page of the will must be signed and numbered by the testator. Any corrections must be countersigned.

The will should be kept in a safe place like a bank vault known to executor and beneficiaries. Signed copy can be kept with an advocate. To make changes in the will, codicils can be attached to it and read out. But if there are too many changes it is best to write a new will.

These are the main contents of a will: your name and place of residence; a brief description of your assets; names of parents, spouse, children and other beneficiaries; alternate beneficiary if she dies before you; gifts to people; establishment of trust; cancellation of debts if desired; name of executor to manage estate; name of guardian to look after minor children; your signature; and a witness' signature.

Two most important elements of a will are to appoint guardian for minor children and an executor for the will. The guardian must be over 18 and must be previously consulted. If you do not name a guardian, the state may name one for your children.

The executor is the person who oversees the execution of your will. He can be a spouse, friend, relative, a trust company or a lawyer. He maybe paid by the Estate independently. The executor pays off taxmen, creditors, cancels credit cards and subscriptions and distributes assets according to the will.

To start writing your will you can adopt the following procedure. Start by organizing a list – of assets, beneficiaries, outstanding debts and family members. Consider the needs and future liabilities of your dear ones and decide on whether to form trusts.

Next you must take an inventory of your assets. You must take care to include the names of as many assets as possible in the will or the rest will be bundled with the clause, “The remainder of my estate goes to…” You must also try to clear away all outstanding debts.

Next you must be clear and specific while naming beneficiaries. This will prevent the contesting of your will. States also stipulate that you sign the will in the presence of two witnesses who are not beneficiaries. For updating a will, you may create a codicil or draw out a completely new will and destroy the old will.

The will must now be stored in a safe place – your safe deposit box, or with your attorney or your trust company. But there must not be too much of secrecy that anyone cannot recover it!

How to Maintain Sexual Purity in Your Marriage

Sex is the most powerful force in the universe.

During the past few weeks we have been talking about sexual purity. I think it will be helpful today to cover the importance of sex in our lives and our relationships.

Today I am going to be addressing the married couples in class. For the rest of you, you will have to follow Napoleon Hill's advice and convert your sexual energy into other creative outlets like making money or promoting world peace. He suggested that the reason men under forty rarely make a lot of money is that the expend all their energy in the pursuit of sex. After the age of forty, they more often settle down and "transmute" their sexual energy into the energy need to achieve their goals.

One of Steven Covey's seven habits is the habit of valuing the differences in people. I can think of no other instance where this habit is more important than in a marriage.

In case you have not noticed, men are different from women. Women look, act and think differently from men. While men tend to be more objective in their thoughts, women tend to be more subjective. Women often are better at considering the big picture in making a decision while men tend to be focused on the current situation.

Men are problem solvers while women tend to be more supportive in their roles.
Despite the attempts in modern culture to try to erase the differences between men and women, the differences are very real and should be valued. There is no reason that men and women can't be equal but different.

Once, I was at a conference and on a break I happened by a group of professional women discussing life in the work place. They were fussing about how they should be treated equal to men and how they could do everything a man could do etc. When the leader of the group noticed me, she asked me my opinion as a man on the matter. She asked me : "Are women truly equal to men in the workplace?" Knowing I was being baited in to what she thought was a no win situation, I first looked her in the eye then I looked her up and down noticing how she was dressed. I then quoted from Steven Covey one of the subjects of the conference earlier and said: "Personally, I value the differences." Suddenly, her whole attitude shifted and she offered to buy me a drink.

So let`s talk about sex. Men and women do think differently about sex. To begin with, there is a difference in how frequently men and women think about sex. However,

I have done some research this week into the difference between how often men and women think about sex. The statistic that Don quoted is marked by Snopes.com as a false rumor. The only actual scientific study info I could find was by the Kinsey institute that said 54% of men think about sex at least once a day while on 19% of women think about sex at least once per day. Other studies suggest that men think about sex more when they are not actually having sex and women think about sex more when they are having sex. This difference seems to account for the difference in frequency noted in the study.

Also, like former president Clinton, there is often a difference in how men and women define sex or a sexual thought. While a man may look at an attractive women and instantly consider that a sexual thought, a woman viewing an attractive man might in her mind think that first she would have to meet him and see if he qualifies before she would actually consider him a sexual partner and therefore not consider seeing the attractive man a sexual thought because she might not qualify him after she met him.

In a British study done last year where certain physical responses that are under subconscious control – like pupil dilation - were measured, the response of men and women were almost the same in their frequency of sexual responses.

So the main difference may be that women lie on surveys.

Lets take a look at the bible:

Genesis 1:27

27 So God created man in his own image,

in the image of God he created him;

male and female he created them.

We see here that God created both male and female. Therefore either God has a great sense of humor or he wanted us to appreciate the differences in one another.

The most vivid example of not only appreciating the difference between men and women is sexual intercourse. The bible often uses the image of two becoming one.

We all know the story of Adam and Eve and how they lost their oneness with God when they chose to separate from him by choosing the fruit of good and evil. The quest for wholeness has become man's struggle all through life.

I think God created sexual unity as a metaphor of how we can regain that unity. Sexual rituals have been used in many pagan worship practices and I think it is because of this built in urge to find spiritual oneness that promotes this feeling.

Lets look at the importance of sex in the bible:

Deuteronomy 24:5 (New International Version)

5 If a man has recently married, he must not be sent to war or have any other duty laid on him. For one year he is to be free to stay at home and bring happiness to the wife he has married.

The myth that women don't like sex as much as men is relatively recent idea. I think is has mostly been promoted in the media as a way to create new markets for products. When I talk to older men about how to deal with women, they all seem to be under the assumption that women love attention from men and will do any thing to get it. This modern idea that men must dress a certain way, buy a certain car, wear a certain cologne in order to attract the attention of women seems silly to men who grew up before WWII.

And if you ever want proof that a woman will do absolutely anything for a man she is attracted to, just look at the girls who ride on the backs of motorcycles. I can't imagine a more uncomfortable place to sit and they don't get to drive or even see where they are going.

I am going to suggest a novel approach to sexual purity to you today. I have noticed that one of the biggest causes of people who seek extra marital sex is that they are not happy with their current relationship. So the simple solution to this problem is - Enjoy sex with your spouse.

Lets again see what the bible says about it:

Proverbs 5:18-19 (New International Version)

18 May your fountain be blessed,

and may you rejoice in the wife of your youth.

19 A loving doe, a graceful deer—

may her breasts satisfy you always,

may you ever be captivated by her love.

This verse implies that we have a duty to continue to be attractive to one another even after we are married. There are many studies that seem to indicate that women will cease to act seductive toward men once they are in a committed relationship. However, my own observations have shown another factor that may be hidden to the researchers.

As part of my study of marketing, I have done extensive research onto the area of attraction. If women really do loose the desire to seduce men after they are in a committed relationship, then the fault lies squarely on the men. Most men it seems, the instant that they feel comfortable around a woman they change their behavior and stop doing all the things that attracted their wives to start with.
And once attraction is lost, it is very hard to recover.

Going back to the differences in men an women, for women, the only thing that will cause a women to be sexually stimulated is attraction. You can't logically debate her or plead or coerce or buy a woman's stimulation, you can only attract it.

I really can't go into detail about what a man must do to be attractive to a woman in a mixed class because the girls here would deny it.

But I will cover some basics.

Men need to be men, Manly men. Nothing kills attraction to women quicker than a whiney, wussy guy struggling to get her attention. Be a man, do manly things and ignore her a little bit and see what happens.

Women are attracted to the alpha male. The man who shows dominance and strength. She is attracted to adventure, mystery and emotional power.

And girls, it is your job to help your man be more attractive. If he does something that makes you appreciate his manliness, point it out to him.

But you can't be subtle about it. Guys don't speak the same language as girls. You may think you have told him but if he did not understand your hints then you have not communicated it to him.
I think you girls already know exactly how to be attractive to men, you just have to be motivated to show it.

And finally let us look at what Paul had to say about Sex:

1 Corinthians 7:3-5 (New International Version)

3The husband should fulfill his marital duty to his wife, and likewise the wife to her husband. 4The wife`s body does not belong to her alone but also to her husband. In the same way, the husband`s body does not belong to him alone but also to his wife. 5Do not deprive each other except by mutual consent and for a time, so that you may devote yourselves to prayer. Then come together again so that Satan will not tempt you because of your lack of self-control.

Basically, Paul is saying that if you are having great sex at home , you won't have to go elsewhere looking for it.

Again, this means that men and women have the spiritual duty to remain attractive to one another.
Another myth that is promoted in our modern society is that somehow pretty girls are supposed to be better at sex than ordinary girls. I know several guys who will tell you the exact opposite is true.
The attractiveness of a women to men is often her value as a conquest rather than her sexual skills. Therefore girls, one of your best tools for keeping your man attracted to you is to remind him how much fun you are to be with.

As Mae West once said: "I'm no model, a model is just an imitation of the real thing."

Having sex is one of the greatest ways to maintain health. It helps you relax, it helps you focus on living in the present moment. If you are thinking about anything else besides your partner while having sex, you are doing it wrong.

Sex also helps to clear your mind. And sexual union can be a great time of spiritual unity.
In summary, God created the sexual differences between men and women so that they could better enjoy each other and to help each other deal with the problems and frustrations of life. Sexual union is a metaphor of finding unity with God. And, by having great sex in the proper relationships, our lives are made healthier, less stressful, happier and generally more pleasing to God.

Buying Mobile Homes - Watch For These Problems

Why are so many people buying mobile homes? Affordability is the primary reason. Buying a mobile for a first home, a retirement home, or even as a rental property investment - they all can make perfect sense. They do have their own particular problems though. Here are some of those problems, and what you can do about them.

Depreciation is the first big issue that comes to most peoples minds when they think about buying mobile homes. They all go down in value, it is assumed. You might someday owe $20,000 on a mobile home that can only be sold for $15,000, right?

That is absolutely right, IF you buy a mobile home on a rented lot. The easy solution is to only buy mobiles that are attached to real estate, or that you will be putting on your real estate. My own first home was an old used mobile on a small lot. It cost just $19,500. I sold it for $45,000 when I moved fourteen years later. Mobiles on land generally go up in value just like any other homes.

Of course, the best deals, even when they are on land, are used mobiles. They have already experienced any initial depreciation in value. They also have their own problems, though.

What To Watch For When Buying Used Mobile Homes

Many older mobiles were built to meet different building codes than the more recent ones. For example, some mobile homes built before 1976 have aluminum wiring. This can be a fire hazard because of the chemical reaction between the aluminum and other metals, which sometimes causes sparking inside the walls (not good). Remove an electrical outlet or switch cover, and look inside with a flashlight. If the bare ends of the wires are silvery, they`re probably aluminum.

Take this into account when making your offer, because you may have to rewire the home to get it insured. In general, you will avoid many of these issues of construction standards and codes if you buy only mobiles built after 1977. On the other hand, most problems are correctable, so you may just want to offer less.

The age of a mobile can also it tough to finance. If an older mobile home can be financed, it may be at a very high interest rate. Be aware of this, check into rates before making an offer, and take the higher payments into account when comparing your options. You should also keep in mind that when you want to sell someday, this financing issue will make it difficult, unless you will be providing the financing for the buyer.

Age is also a big factor with insurance. Some older homes may just be uninsurable. See if you can obtain insurance at a reasonable rate before buying, and again remember that this may be an issue when you sell.

Wavy walls and crooked door frames indicate that the home is irregularly settling, the walls will sometimes show it. It may also show in the door frames, so see if the gap over the doors is straight in relation to the frame.

Stains on ceilings indicate roof leaks. If it has recently rained and the stains are dry, the leaks have probably been repaired. Ask how long the roof was leaking. Quickly repaired leaks may not have done any damage, but if the roof is seriously sagging there may be rotten wood up there.

Watch for spongy floors. Many mobiles have particle-board for floors, and when these floors get wet, they warp and/or rot. Step hard here and there to test, especially in bathrooms. I`ve rebuilt two bathroom floors in mobile homes. Fortunately it isn`t all that expensive. The toilet area is a common place to find problems. Note whether the toilet is level or leaning. Condensation from the toilet runs down and soaks the wood floor around it.

Most problems can be resolved for much less than in a traditional house, so if there are issues, you may want to use them as an opportunity to make a lower offer. The advantages of mobiles over traditional houses include the lower initial price, simplicity, cheaper maintenance, lower monthly payments, less property tax, lower insurance cost, and perhaps even faster equity build-up (during low inflation - because of the shorter term of the loan). Don`t let a few problems stop you from buying mobile homes.
